It’s the right call when an inspection finds evidence of an active or widespread infestation rather than a single, contained, accessible area.
Before the Tent Goes Up
A licensed inspection comes first, documenting the extent of activity and confirming fumigation is the appropriate treatment. From there, preparing the home is a real part of the process, not a formality:
- Food, medications, and anything meant to be consumed needs to be removed or double-bagged in fumigation-rated bags — sealed containers alone aren’t sufficient.
- Plants, pets, and people vacate the structure for the duration of the fumigation and aeration period.
- The exterior is inspected for anything that needs to be moved away from the structure before tenting.
- The home is sealed and tented, creating a fully enclosed environment for the treatment.
The Fumigation Process Itself
Once the structure is tented and sealed, sulfuryl fluoride gas is introduced and monitored to maintain the concentration and exposure time needed to penetrate wood throughout the structure — reaching termites wherever they are, including deep inside framing that a spot treatment could never access. The exact duration depends on the size and construction of the structure, and is determined by the licensed fumigation crew, not a fixed number that applies to every home.
After the exposure period, the tent comes off and the home goes through a monitored aeration process. A clearance reading confirms the gas has dissipated to a safe level before anyone is allowed to re-enter — this step isn’t optional, and it’s not something a homeowner determines on their own.
What to Expect Afterward
Fumigation leaves no chemical residue in the structure — it’s a gas treatment, not a residual barrier. That’s an important distinction: fumigation eliminates the existing colony throughout the structure, but it doesn’t create ongoing protection against a new colony establishing itself down the road, the way a soil treatment or borate application can for certain termite types. Continued monitoring, and prompt attention to any new swarmer activity, remains part of protecting the home going forward.
Fumigation vs. Spot Treatment: Which Do You Need?
Not every drywood termite finding requires a full tent fumigation. A small, well-defined, accessible infestation may be addressed with a targeted borate treatment. A widespread or hard-to-locate infestation is where fumigation earns its place. The only reliable way to know which situation you’re in is a licensed inspection — not a guess based on how much frass you can see.
